We make it easy for you to close after the following.
Your borrower(s) sign their Letters of Intent to us along with an NCND Agreement.

We publish the "Letter of Intent" to lend, made to you and your company. Both the principal and corporation must sign on all projects. No Exceptions! You can back out any time prior to closing because we give you our commitment, not our contract before closing.
Brokers:
We do business with people that have good values, fair practices and enthusiastic, engaged leadership. There are "no middle men" to add costs with us and "no up-front fees".
If you are a broker and a principal, we could not pay you a commission as a broker on the project due to a conflict of interest.
Requirements:
- It's a PLUS IF you, as Principal, own a "non profit organization" (NPO), ether wholly or in partnership, which benefits humanity in some way.
- Secondarily, you must provide as part of the package, a presentation. This could be a motivation letter along with demographics, stating the NPO's and the Project's benefit to humanity. Provide original published brochure on the organization that you have used in the past. Include your printer's information.
- Finally you would include a report indicating the ethnic varieties the Project will engage in employment from the initial planning and construction phase, through the complete process and into the completed project with its infrastructure -- management through Domestic Help. Your request may be 100% of equity and infrastructure to cover all costs.
Multi-faceted Product Guidelines
- Floor is currently 50 million, gaged in a US dollars.
- Ceiling: There is no limit -- can be in billions of dollars.
- There are no up front fees charged by us even if we process your complete request.
- You do not pay fees to us during the processing of your request.
- Interest rates are 3% Fixed, or;
- 6 Month LIBOR ARM - minus 1%
- ARM Adjustment - Annually, on the anniversary of the loan on the prior 12 month Index Average
- ARM Margin is "0"
- ARM Adjustment Cap -no limit
- ARM Life Cap - no limit
- Interest only, adjusting the day the LIBOR changes, with an amortization schedule provided after review of the financial portion of the package along with credit reports of the individuals and the business.
- The Index of the 6 month LIBOR on the publication date of this page was 1.34%. Our rate is minus 1%.
- The "Point Quote", regardless of loan size and is strictly 2.000 which is not negotiable. 1/3 of the 2 points payable to you for your services.
- We derive our fee from the points and there are no additional charges from us. You also can not charge any other fees or up front fees, nor do we.
- The total fees the borrowers pay ranges from 0.15% to 0.2%, again, regardless of loan size.

- The Project proposal can pack in costs to 100% LTV - Case by Case weighing entire Project Profile.
- This Product can fulfill any conceivable commercial loan possibility.

Because our loans are made to a Project who's function fulfills "humanitarian purposes", they are easily approved. It is our secondary market investor's requirement. They are a conglomerate with billions to turnover every few months.
Loan Product
All correspondence must have a cover page with:
- the project name
- location
- amount requested
This includes email, faxes, letters and complete packages.

Don't
- send faxes without your name or company name, name, address, telephone number or return fax number. This could cause the proposal to sit on the shelf.
